Set against the backdrop of the Deer Park Golf Club, Mountain View Meadows welcomed prospective homeowners Saturday, June 27, as Architerra Homes celebrated the grand opening of its newest residential com- munity. Architerra has been involved with Mountain View Meadows since the fall of 2023. "Our first phase began construction in early 2024," said Jon Elrich, Washington team leader and sales consultant for Architerra Homes.

"The current, second phase broke ground late last year." The first phase included 14 homes, all of which have been completed and sold, according to Elrich. Construction is wrapping up on the first five homes in phase two, giving prospective buyers an opportunity to tour the finished homes during last Saturday's grand opening. In total, the de- velopment is planned to include 42 homes, with 14 lots in phase one and 28 additional lots in phase two.

For Elrich, the opportunity to build in Mountain View Meadows was about more than con- structing new homes. "Mountain View Meadows itself offered us the ability to bring our homes to some of the last remaining golf course lots in all of Spokane County," Elrich said. "Our biggest draw for both of our Deer Park communities is that our homes have natural gas," Elrich said.

He added that buyers are also attracted to "the quietness of the golf course community," along with "our level of detail in our finishes and our desire to provide a quality product to our homeowners." According to Elrich, prospective homeown- er interest has remained steady. "Buyers are eager to see the finished product," he said.

"We have had a steady flow of inquiries and showings are ramping up now that we have fin- ished product." The development has attracted a variety of buyers. "We have had a mix of buyers, with a slight majority being local residents looking to downsize from larger properties but stay in the Deer Park area," Elrich said. "We have certainly had an increase of western Washington and Oregon buyers as well." Beyond providing new housing, the project has supported local employment throughout construction. "Architerra Homes employs 64 people," Elrich said.

"Most employees have touched this community in their roles one way or another." Including subcontrac- tors from a variety of trades, he estimates that more than 120 people have been involved in the construction of each home. "The ripple effect of jobs involved in each build is astounding and when someone buys from a builder based in the Inland Northwest, like us, we are able to keep those jobs local," he said. Elrich added, "This keeps the Deer Park housing market moving." City of Deer Park Community Development Director Dan Pratt said Mountain View Meadows represents just one part of the city's ongoing development.

"Mountain View Meadows is one of several residential developments currently under construction in Deer Park," Pratt said. "In addition to residential growth, there is also a light industrial park currently underway. One of the exciting aspects of that industrial growth is the opportunity to bring additional jobs to Deer Park, helping to strengthen the local economy while supporting the community's continued growth." Pratt said the projects have been years in the making. "All of these projects have been the result of many years of planning and coordination between the city, developers, and utility providers," he said. "As each development has moved forward, new infrastructure has been installed to support that growth, including necessary utility and transportation improve- ments."

Although Deer Park continues to grow, Pratt noted that development has begun to level off. "While development continues to move forward in Deer Park, it does appear that the pace has slowed some- what in recent months compared to the previous few years," he said.
